INSIDE
The Glass Tree House spans only across one level. The main entrance opens immediately into the vast, bright, and extremely panoramic open-plan living area and kitchen-diner. Floor-to-ceiling glass sliding doors create the unique sense of being part of the surrounding pine forest, rather than simply looking out at it, and bring in light, access to the wraparound terraces, and views of the Adriatic.
The property is brimming with designer furnishings throughout, and its gentle palette of calming neutrals in combination with bright pastels imbues the space with a soft aureate glow at sunrise and in the late afternoon.
The kitchen is generous in size and well-equipped with two ovens, a double-size fridge, and a central island with a breakfast bar. Sliding doors behind the kitchen lead directly to the shady al fresco dining area at the rear with a table for 10 and a gas barbecue. Immediately in front of the kitchen, the large indoor dining table neatly links the cooking area to the living space. On the far side, an extra-large L-shaped sofa faces a smart TV and the forest views beyond. Adjacent to it, a suspended fireplace, flanked by a couple of armchairs and a cosy rug, creates an inviting nook for morning coffee – perhaps with a good book in hand – and letting the day ease in at a slow pace.
A corridor wraps behind the kitchen on both sides, leading to the sleeping quarters and a guest WC. Taking their cue from the living area, all the bedrooms feature wall-to-wall sliding glass doors, allowing them to connect organically with their surrounding terrace, complete with lounge seating from which to soak up the forest views.
In total there are four bedrooms, each with a super king bed and with its own ensuite bathroom. The first two bedrooms are accessed immediately from the landing behind the main living area, whereas the other two bedrooms are through a short exterior corridor that connects the two parts of the house. They are ideal for those in your group who might be in search of extra privacy, or who are likely to retire from the night’s activities a little earlier.
OUTSIDE
The terraces that wrap around The Glass Tree House perfectly lend themselves to an idyllic and carefree outdoor lifestyle, with the roof overhang providing comfortable shade on every side. Each bedroom opens directly onto its own section of terrace complete with lounge seating. The sea-facing stretch, accessed from the living area, offers additional lounge seating arranged for easy conversation and shared enjoyment.
At the rear of the house lies a secluded al fresco kitchen and dining area, accessed straight from the indoor kitchen and sheltered by a cluster of mature pines.
The villa sits within an expansive 10,000 square metres of private grounds. A gentle path wends its way down from the villa to the pristine pebble beach below. It is an easy 200 metre stroll and takes a couple of minutes. On your way, you will pass a second al fresco dining area and outdoor kitchen overlooking the bay. There really couldn’t be a more dreamy spot for meals together than here.
The beach itself boasts crystal-clear water perfect for snorkelling or paddling on the provided SUP boards. Alternatively, settle into the cushioned deckchairs beneath reserved sun umbrellas and let the day drift by at its own pace.

- The secluded location doesn’t mean a loss of connectivity – The Glass Treehouse is equipped with high-speed Starlink internet.
- The living room sofa can be folded out into a double sofa bed.
- Each bedroom has a small sofa which is suitable for small children to sleep.
- On the northern side of the same peninsula where The Glass Tree House is located stand five glamping tents, each designed for two occupants. You can spot them in some of the aerial photographs of the villa. They belong to the same owner but operate independently. They can, however, be rented alongside the villa to privatise the entire 10,000-square-metre property, providing accommodation for up to 19 adults and three children.
- Even with the glamping site at the northern tip of the peninsula, privacy around The Glass Tree House remains well protected. Guests at the tents have their own separate kitchen and dedicated coastal area. They are permitted to use the beach below the villa, as Croatian law does not allow fully private beaches. That said, this stretch is among the most secluded you will find on Hvar, and encounters are rare.
- The outdoor dining area with barbecue next to the villa is of course reserved exclusively for your use. The additional kitchen and dining spot just above the beach is shared in principle, though it can be booked for your private enjoyment on specific days or times, free of charge, simply by requesting it in advance.
- Restaurants and other establishments mentioned are subject to seasonal availability. Opening and closing dates are determined by the businesses themselves and may vary. Some venues may be closed outside the peak summer season.

The Glass Tree House is hidden on its own tiny peninsula of pristine pine forest on Hvar's northern coast in a bay neighbouring the village of Basina.
Basina is a serene cove on the northern side of Hvar Island, situated midway between the towns of Stari Grad and Jelsa. It offers a peaceful retreat surrounded by dense pine forests, olive trees, grapevines, and lavender fields. The bay itself is protected from summer winds, ensuring calm and crystal-clear waters. This picturesque setting, along with neighboring coves Mudri Dolac and Rosohotnica, makes Basina an ideal spot for families seeking a memorable, kid-friendly holiday.Getting to Basina involves a short drive on smooth asphalt roads from any of the nearby towns: 4 kilometres from Vrboska, 6 kilometres from Jelsa, and 8 kilometres from Stari Grad. Despite its secluded feel, Basina's convenient location close to these towns means you're never far from essential amenities and some of the island’s best dining establishments.
Once in Basina, many visitors indulge in the local practice of 'fjaka', similar to a siesta, but may include other forms of pleasurable idleness. The bay’s natural beauty is perfect for leisurely activities, with pathways and forested trails offering scenic walks. Basina's beaches and those within walking distance feature large smooth rocks and smaller pebble beaches, providing shaded spots ideal for children. Exploring the shoreline leads to the bays of Mudri Dolac and Rosohotnica, both renowned for their clear waters and tranquil settings.For those willing to venture further, beaches accessible by car, such as Mirni Dolac and Maslinica Beach, offer more secluded spots perfect for half-day outings. Beyond beach activities, the region is in close proximity to places like the UNESCO-listed Stari Grad Plain, showcasing ancient agricultural landscapes.
