    Your property has its own unique characteristics and maintenance requirements. To start out as transparently as possible, we provide the pricing guide in the table above, which lists typical examples of our Hvar Assured package pricing for different types of properties. Please keep in mind that these are just typical examples, as the actual pricing for your property will be determined based on its specific needs and size – and any add-on services you choose for your property. We invite you to reach out and indicate the packages and add-on services of interest. We can then schedule a property viewing and provide you with a detailed quote that reflects the precise services your property requires. We are ready to assist you in creating a maintenance package that perfectly suits your property's needs and your budget.
  • Do I have to sign a long-term contract?
    The Hvar Assured Essentials package is available on a 3-month or 12-month service agreement. The Hvar Assured Complete and VIP packages are available exclusively on 12-month service agreements. This is due to the nature of the included services that are carried out on an annual basis.
  • What if I am a rental management client?
    Our rental management clients receive the following discounts on Hvar Assured packages: Hvar Away clients: 10% Hvar Beyond clients: 20%
  • Do I need to pay VAT/PDV on the fees?
    Yes. All Hvar Assured package services and add-on services are supplied by Hvar Away's Croatian partner company, and are therefore subject to Croatian VAT (PDV). The above guide prices are excluding Croatian VAT (PDV) at the rate of 25%.
  • Do I still need to get property insurance?
    Yes, you do. Our Hvar Assured packages do not replace property insurance. Property insurance is a vital component of protecting your property against unforeseen events and damages. Our Hvar Assured packages focus on preventive measures and routine upkeep to maintain your property's condition, enhance its longevity, and minimise the likelihood of major issues. You can organise property insurance yourself with any insurer of your choice, or we can coordinate on your behalf with our specialist Trusted Partner for property insurance that can cover both your property and your guests – whether they be family and friends, or paying renters.   • What is included in the property and roofing surveys and reports?
    Our comprehensive property survey offers a detailed assessment of your property's visible condition, identifying any defects and providing recommended solutions. The inspection covers crucial areas such as electrical installations, water supply and plumbing, walls and floors, windows and doors, gates and fencing, paving, drainage, and safety issues. Additionally, our roofing survey, assisted by drone technology, provides an in-depth analysis of your property's roof, guttering, and chimneys, ensuring a thorough understanding of their current condition. Rest assured, we are committed to delivering accurate and comprehensive reports that will help you make informed decisions about maintaining and safeguarding your property.
  • Can you provide an off-season only package?
    Sure we can. If you wish to freeze your package during the summer months, it's not a problem. Just reach out to us to discuss your needs.
  • How much revenue can my property generate?
    To provide the most accurate estimation of how much revenue your property could generate, we would need to view it first. The amount you can earn depends on the area your property is located, the number of bedrooms it has, the standard of finishing and furnishing, and whether it has unique features like a swimming pool and/or a hot tub, or a great view.
  • Do I need to get property insurance?
    Yes, you do. Neither our rental management packages or our property maintenance packages replace property insurance. Property insurance is a vital component of protecting your property against unforeseen events and damages, and if you're renting, it's a legal requirement. You can organise property insurance yourself with any insurer of your choice, or we can coordinate on your behalf with our specialist Trusted Partner for property insurance that can cover both your property and your guests – whether they be family and friends, or paying renters. By combining property insurance with a maintenance package, you create a comprehensive protection strategy for your property.
  • What happens if something is damaged in my home?
    Hvar Away conducts a careful vetting process to do everything we can to ensure guests staying in your home will take good care of it. Additionally, we authorise damages deposits from all guests, in an amount corresponding to the local and industry standards for your property, before their arrival. This amount is only released once the post-departure property inspection has been completed. In the rare and unfortunate event of damage, we will handle all aspects to resolve the situation. Additionally, platforms like Airbnb and Booking.com offer "Host Guarantees" that protects hosts worldwide if damage occurs during a guest occupancy. If any member of Hvar Away’s team accidentally breaks or damages something during cleaning or during fulfilment of any other service at your property, this will of course be fixed or replaced at no charge to you.
  • Do I have to sign a long-term contract?
    As your property rental management partner, we’re here to stay. And we hope you are, too. We believe in earning your long-term confidence, not locking you into an ironclad contract. You can cancel your Hvar Away agreement at any time, as long as there are no guests currently staying at your property. We’ll also request that the effective date of cancellation honours any reservations that are already booked at your home.
  • How does Hvar Away's rental management work?
    The first step is to get in touch with us to schedule a visit to your property. We’ll walk you through the services in our packages, you can see if your home’s a good fit, and we can answer any questions. You'll then receive a unique and free Property Investment Rental Opportunity Report. When you're ready to move forward, you’ll sign a management agreement. We’ll then get to work with our Property Setup Service to professionally compile your home’s online listing. We pull out all the stops to get your holiday rental up and running as quickly as possible. Once your home is ready for guests, our full-service rental management packages handle everything you need to maximise your rental returns, including: Managing your listings on all major booking platforms and our own booking website Providing professional, wow-factor photography and descriptions Leveraging technology to ensure your experience is as effortless as possible Offering 24/7 on-the-ground assistance Performing professional cleaning and laundry services There’s no detail we overlook, no guest touchpoint we haven’t considered.   • What is full-service property management?
    When international homeowners are burdened with trying to coordinate with plumbers, electricians, cleaners, check-in staff, etc. etc. – they turn to full-service property management. A comprehensive solution like Hvar Away handles all the hurdles and hassles of not only running a successful holiday rental, but keeping your home safe and maintained. While some companies offer a limited range of services, like advertising or cleaning, a full-service manager like Hvar Away does it all – so you have one agreement, one go-to point of contact, and one company invested in your home’s success from end to end.
  • How often will my home be occupied?
    We maximise your rental income through high occupancy and optimised seasonal profile pricing. Using various rental platforms like Airbnb, Booking.com, and our own direct booking website, we ensure that each listing is consistently generating at its highest potential. Of course, location and the time of year are huge factors. It’s no secret that during July and August, Hvar island gets incredibly busy – and we’re proud of our average 98% occupancy rate for properties we manage during this peak season. In urban centres such as Hvar town and the surrounding area, occupancy can extend over 5-6 months of the year. More remote island areas usually have a slightly shorter peak season. ​If your island home would be suitable for yoga and meditation retreats, this also presents a unique opportunity for maximising occupancy throughout "shoulder season" (April, May, September, October). We can offer an additional consultancy and build this into your property listing if we believe this to be a possible route forwards for your home.
  • Do I need to pay VAT/PDV on Hvar Away’s rental management commission?
    We are happy to provide you with this overview of the situation here in Croatia. However, if you are proceeding with renting out your property here, we strongly recommend speaking with a qualified tax consultant in Croatia who can advise you specifically for your circumstances (we have local recommended tax advisors available on request). Hvar Away is a company headquartered in the U.K., and is VAT-registered. However, because Hvar Away supplies its services in a business context (B2B), the "place of supply" of Hvar Away's services is considered to be Croatia, and that means these services are subject to Croatian VAT (PDV) at the standard rate of 25% via the "reverse charge" mechanism. This mechanism means that PDV is not charged by the supplier of the services (Hvar Away), but accounted for by the customer in their PDV return. Of course, if you or your Croatian business are PDV-registered, you have the right to deduct any PDV applied to Hvar Away's invoices via the reverse charge mechanism from your PDV return, so basically no PDV will be paid. ​ The reality is that most of our clients are international property owners, i.e. they live abroad, outside of Croatia.   • Are there restrictions on how often I can use my home?
    Your holiday home is, first and foremost, yours. Whilst we will always give you a steer on how to achieve the greatest returns on your rental property, ultimately it's your personal choice how you balance your property between revenue and personal stays. You’re welcome to reserve your home for personal stays whenever you like, provided (of course!) that you respect any guest reservations that are already on your calendar. Beyond that, we don’t specify any restrictions on how often you choose to visit or how long you choose to stay. However, there are financial incentives in taking your personal stays outside of the peak season. To block out your travel dates, simply reserve them in your online owner’s dashboard calendar. As we understand it, our business agreement is underpinned with the responsibility for us to maximise the financial returns for you on your property. Given the relatively short season on Hvar compared to other worldwide travel destinations, our first thought would be it's in both of our interests for you to limit the use of your home for personal stays during this time, and particularly in the months of July and August. We’ve set out a balanced approach to continuing to provide the services you still require for personal stays (like cleaning and laundry) with a significantly reduced scale of our usual fees, particularly for shorter stays. All details are set out fully in the terms and conditions pertaining to each of the package options.
  • I have an unfinished property I’d like to rent. Can you help?
    Absolutely. We like to get involved as early as possible and support you from the very beginning. Our co-founder Matt is a skilled tradesman and project manager, and can oversee island construction and renovation projects through our project management service. Together, we can ensure your property project is completed to a high standard. One of our Trusted Partners is an interior design consultancy specialist who we can also refer you to, or we can work with her directly on your behalf. Once your property is fully functional and furnished, then we get to work with our Property Setup service, which includes property photography, multichannel online listing, and registering your property with the Tourist Authority.
  • What is the difference between Hvar Away and Hvar Beyond?
    The core services of the Hvar Away and Hvar Beyond packages are essentially the same (full rental management) – the difference is really just how they’re paid for. In the same way that some holidaymakers prefer self-catering apartments, and some prefer all-inclusive hotels – we give our clients the same option according to their preferences: Some of our clients prefer to pay-as-you-go for the goods and services their property consumes like cleaning, laundry, and consumables. Others prefer our all-inclusive Hvar Beyond package, which comprises one comprehensive commission rate, leaving them with even less to think about or get involved with. We know that our busiest clients want the best service that provides simplicity and certainty – and whilst they understand that they pay for that service, they also understand that having their international property rentals running smoothly and with the least possible time taken from them is good – both for their property business, and for allowing them to concentrate often on their other commitments.
  • Can I use other booking agencies?
    If you are part of our Hvar Approved partnership program, then yes – of course! We developed this program to offer complete flexibility to property owners on Hvar who simply wish to advertise their villa on our website while continuing to work with other agencies and platforms. If you are a client of one of our rental management packages, then we have exclusive booking rights and no other agency or booking method can be used. This is to avoid the possibility of double bookings and duplicate listings, and to maintain fair and reasonable commercial interest given that Hvar Away is providing full property rental management.
  • What are Hvar Away’s rental management commission fees?
    We like to keep things simple with one fixed commission fee for each of our three rental management packages. No nickel-and-diming. No hidden fees. No paying multiple vendors. We calculate our commission from the net rental revenue at the following rates: ​HVAR ONLINE 15% HVAR AWAY 25% + pay-as-you-go charges HVAR BEYOND 35% Net rental revenue means the total amount remaining after the booking platform has subtracted their fees and any card transaction fees that may apply. Platform fees and transaction fees vary depending on the platform, and we provide these nitty gritty details to our clients with a pdf document illustrating the payment flow for each platform. Our add-on services like pool/tub and garden maintenance, off-season property care, and A/C cleaning and servicing are agreed on separate proposals with separate costs.
  • What is the "net rental revenue"?
    This is the total amount the guest pays for the reservation (the total accommodation cost, plus any extra fees for cleaning or a pet fee) minus any OTA (online travel agencies like Airbnb or Booking.com) fees and/or payment processing fees. We use Stripe as the payment processor on our direct booking website that enables instant online booking payments. Their fees range from 1.5% – 3.25% (depending on the location of the payment card issuer), but for European cards it's 2.5%. ​ The net rental revenue, i.e. the remaining amount after the fees have been deducted, is what we base our commission on.
  • Why should I hire a short-term rental management company for my property on Hvar?

    Via your personal online portal. In your portal, we provide a live sheet that summarises all the season's bookings, with a breakdown of what the guest paid, OTA fees where applicable, payment processor fees, and the net revenue amount that we share. Your property's calendar and earnings are also live on the dashboard, so you always see exactly how much you will earn from each booking. If you ever need more details on a particular booking or have a question, just let us know via our dedicated Whatsapp channel for your property.
  • Do other short-term rental management companies on Hvar have lower fees?
    Unfortunately, there’s no definitive answer to this question. It’s like comparing apples and oranges: it all depends what level of services are being provided for the fees. There really can be a vast difference to the quantity of services being provided, and that's before you take account of the quality – how these services are delivered, reliability issues, and the level of success that's achieved on the rental. ​ While you’ll find that most "full-service" property managers charge anywhere between 25% and 40% of your revenue, the level of management, your profits, and the type of additional fees vary. Sometimes, paying a slightly higher management fee can mean better outcomes than hiring a marketing-only manager and a local neighbour to clean, or a lower commission service that back-charges you for every "extra" imaginable. ​ So to find a reasonable management rate, it’s best to shop around, have a sense of what your requirements are first, and exactly what level of service is being offered before going with what at first glance seems to be the lowest fee.

    We hold guest booking funds in our secure client account until the day after they check in to your property. The day after guest check in, we transfer the net booking funds (minus our 10% commission) into your nominated bank account.

    Please bear in mind, cancellations are rare. Our policy sets out to achieve the right balance between fairness towards guests and fairness for homeowners. ​ All guests pay a 50% booking deposit to secure their booking. If the guest wishes to cancel 60 or more days before their intended date of check-in, they can receive a full refund. If the guest wishes to cancel 30 – 59 days before their intended date of check-in, they can receive a 50% refund. In the event of guest cancellation less than 30 days before their intended check-in date, guests don't receive any refunds. ​ All net booking funds retained in the event of guest cancellation are split between the homeowner (90%) and Hvar Away (10%).
  • What happens if a guest damages something during their stay?
    Hvar Away conducts a careful vetting process to do everything we can to ensure guests staying in your home will take good care of it. Additionally, we pre-authorise funds from all guests in the event of damages. The appropriate amount of damages deposit for your property corresponds to the local and industry standards for your type of property, and will be set out in our agreement. In the event of damage, we will handle all aspects and restore all matters. If a guest prefers to pay their damages deposit to you in cash upon arrival, we will inform you of this request in advance.
  • What is the "net booking revenue"?
